Some of my most cherished childhood memories are in Mile High Stadium watching the Broncos. This week, I got to make new ones with my wife and our kids, watching women make history. 🙌 63,004 fans showed up for Summit FC's inaugural home match and the energy was UNREAL. My son and daughter were two of them, and honestly, so was I. 😄 To see that stadium packed to the rafters for women's soccer, with fans of all kinds going absolutely wild? I had no idea how much I needed to see that until I was standing right in the middle of it. This is one of my favorite things to tell buyers right now 👇 When you close on a home, your first mortgage payment isn’t due the following month. There’s actually a built-in gap — and it comes down to how mortgages are structured. Unlike rent (which you pay before you live somewhere), your mortgage covers the month after you’ve already lived there. So the lender isn’t coming for a full payment right away. Here’s a real example 👇 Go under contract in April → close in May → pay a small prorated amount at closing for the last few days of the month → June is your first full month in the home → first mortgage payment due July 1st. 🙌 That’s potentially 6+ weeks between closing day and your first real payment. And the best part? That gap gives your bank account a little room to breathe right when you need it most. Because let’s be honest — the first month in a new home is exciting and can get a little spendy. New furniture, a Home Depot run or two, maybe pizza (and wine) on the floor while you unpack boxes. 🍕🍷😄 That breathing room? It’s a built-in bonus of buying at the right time.
